West Vancouver is the most demanding build environment on the North Shore. The terrain is steeper, much of it is rock, the trees are older and better protected, and the expectations on finish quality are higher than anywhere else in the region.

Projects here take longer and cost more than the equivalent work elsewhere, and that is a function of the ground and the standard rather than the postal code. We are direct about that from the first conversation.

Rock, Slope, and Site Access

Much of West Vancouver sits on bedrock at or near the surface. Excavation for foundations, services, or a pool frequently means rock removal, which is slow, expensive, and in some cases requires blasting with the notification, permitting, and vibration monitoring that goes with it.

Slopes are severe. Many properties are accessed by steep, narrow driveways that limit what equipment can reach the site and how materials get handled. On some Caulfeild and waterfront properties, access is genuinely the hardest part of the project.

Geotechnical engineering is standard here for any significant foundation, grade change, or retaining work. Development permit areas covering slope stability and hazard apply across much of the municipality, and that review is thorough.

Trees, Views, and Design Review

West Vancouver protects its tree canopy seriously, and mature trees on a property will shape where a building or addition can go. Arborist involvement is common on any project with a new footprint.

Views are a central concern here, both yours and your neighbours'. Height, siting, and massing are all constrained, and the municipality applies careful review to how a building presents. Designing around a view outcome without first establishing what the zoning and review process permit is a reliable way to waste money on drawings.
