Finishing work is where a project is judged. Nobody inspects your beam connections, but everyone runs a hand along a casing joint and looks down a floor line. Level, plumb, tight, and consistent is the whole game.
We take on finishing as a standalone scope as well as part of larger builds, which means you can bring us in for flooring and trim on a project someone else framed.
Flooring for a Coastal Climate
Humidity swings across the Lower Mainland are hard on flooring. Solid hardwood needs proper acclimatization and correct expansion gaps or it will cup in the wet season and gap in the dry one. Engineered hardwood is more stable and is usually the better choice over concrete slabs, in basements, and over radiant heat.
We also do a lot of luxury vinyl plank in rental suites and high-traffic family homes, where waterproof performance matters more than material authenticity, and tile wherever moisture or durability makes it the right answer.
Subfloor preparation is where flooring jobs are won or lost. We assess flatness, moisture content, and fastening before anything is installed, because no amount of quality flooring survives a bad substrate.
Millwork, Trim, and Doors
Built-in millwork is one of the highest-impact upgrades in a renovation: a proper entry bench and storage wall, a built-in media unit, a window seat, or a home office wall with integrated desk and shelving.
On trim we match existing profiles where a house has character worth preserving, and we work to modern square-stock details where the design calls for it. Either way the standard is the same: tight mitres, no visible fastener heads, consistent reveals, and joints that stay closed through a full seasonal cycle.

What flooring works best in a Lower Mainland home?
Engineered hardwood is the most broadly reliable choice here. It handles our humidity swings better than solid hardwood and can go over concrete and radiant heat.
For basements, rentals, and households with pets or young kids, quality luxury vinyl plank is hard to beat on durability and water resistance. Tile remains the right answer in bathrooms, entries, and laundry rooms.
Can you install flooring over my existing floor?
Sometimes. Certain floating floor systems can go over sound, flat, well-adhered existing flooring, and that saves demolition cost.
The trade-offs are height at doorways, transitions, and appliance clearances, and the fact that any problem underneath stays hidden. We assess and give you a straight recommendation rather than defaulting to whichever is easier.
How long does flooring installation take?
A typical main floor of 800 to 1,200 square feet runs three to five days for installation, plus acclimatization time beforehand and any subfloor preparation.
Tile takes longer because of setting and grouting cure times. Solid hardwood that is being site-finished adds several days for sanding and finish coats with cure time between them.
Do you move furniture and remove old flooring?
Yes, both are included as part of a full flooring scope. Demolition, disposal, subfloor preparation, and furniture handling are all quoted up front.
We ask that you personally handle anything fragile, irreplaceable, or of unusual value, and we will tell you clearly what falls into that category before we start.
Can you match trim in an older character home?
Usually. Many heritage profiles are still available through specialty millwork suppliers in the region, and where they are not, a profile can be custom knifed and run to match a sample.
We take a physical sample of your existing trim and work from that rather than trying to match from a photograph.
Do you do just the finishing work if another contractor did the rest?
Yes. We take on flooring, trim, millwork, and painting as standalone scopes.
Before quoting we inspect the existing conditions, because out-of-level floors and out-of-plumb walls left by someone else directly affect the labour needed to deliver a clean finish, and we would rather price it accurately than absorb it as a surprise.
