North Vancouver is split between the City and the District, two separate jurisdictions with their own permitting. What they share is terrain: almost everything climbs from the water toward the mountains, and the North Shore takes significantly more rainfall than the rest of the region.
Slope, water, and trees are the defining technical factors on nearly every project here, and they need to be addressed at design stage rather than on site.
Slope, Creeks, and Geotechnical Requirements
North Vancouver lots are steep, and many properties sit near creeks, ravines, or identified hazard areas. Both the City and the District apply development permit requirements in areas with slope stability, creek, or hazard considerations, and those requirements can substantially affect what can be built and where.
Geotechnical engineering is routine on North Shore projects involving new foundations, significant grade change, or retaining structures. On some properties an environmental or riparian assessment is required as well where a creek or watercourse is nearby. None of this is exotic here, but it is real process and real cost, and it belongs in the budget from the start.
Practically, steep sites also mean constrained access, limited staging area, and slower material handling. We assess access on site before quoting, because a lot that requires everything to be carried down forty steps is a different job than one with a flat driveway.
Rain, Drainage, and the Building Envelope
The North Shore gets substantially more precipitation than the rest of Metro Vancouver, and it shows in the building failures we are called to assess. Envelope detailing matters more here than anywhere else in the region.
We build exteriors on the North Shore with drained and vented rainscreen assemblies as standard, properly integrated flashing, and generous roof overhangs where the design permits. Site drainage gets the same attention: managing surface water on a slope, keeping it away from foundations, and ensuring perimeter drainage is actually functioning before a basement gets finished.
The other North Shore constant is trees. Large mature conifers are part of what makes these neighbourhoods what they are, and both jurisdictions protect them. Trees also affect drainage, light, roof maintenance, and foundation siting, so they factor into design well beyond the permit question.
The Neighbourhoods
Lynn Valley and Upper Lonsdale hold a lot of 1950s through 1970s housing on sloped, treed lots. These are strong renovation candidates: sound structures, good lots, and floor plans that respond well to opening up and adding to. Edgemont is similar in era with a higher price point and more substantial renovation budgets.
Deep Cove is its own world, with steep waterfront and near-waterfront properties, tight access, and homes oriented entirely toward the inlet. Projects there are often complex on access alone.
Lower Lonsdale and the City generally carry more multi-family and older urban fabric, and a good share of our City of North Vancouver work is strata unit renovation with the associated council approvals and building access coordination.
